Clean the Masonry

You can't seal a dirty wall. Use Advanced Cleaning Solution Plus to remove dirt, mud, and organic stains from the block. This ensures the sealer actually sticks.

Seal the Walls (X90)

Apply Anabec X90. This is a thick, white barrier that fills the holes in cinder blocks. It stops the "sponge effect" and creates a bright, clean surface you can inspect.

Protect the Wood (X70)

Don't forget the floor joists above. Spray them with Anabec X70 (clear) to lock out moisture and prevent future mold growth.

Why Regular Waterproofing Paint Peels

Standard "drylok" type paints often act like a plastic bag. When water pushes from the outside (hydrostatic pressure), the paint bubbles and peels off in sheets.

Contractor FAQs

Do I really need to clean the block first?
Yes. Crawl space walls are covered in dirt and old efflorescence (white powder). If you spray X90 over dust, it will peel. Cleaning with ACS+ ensures it sticks forever.
Can I just spray the walls and ignore the wood above?
We recommend treating the wood joists with X70. Even with sealed walls, humidity can still get high in summer. Treating the wood ensures you don't get a callback for mold on the framing later.
Is this a vapor barrier?
It is a "moisture retarder." It stops liquid water from coming through the block, but allows the wall to breathe slightly so the coating doesn't bubble off. It works alongside your floor vapor barrier for total protection.
