Why Surface Cleaning Fails on Porous Materials
In professional mold remediation, the distinction between "porous" (drywall/carpet) and "structural" (wood/concrete) is the difference between a successful job and a lawsuit.
Porous materials contain empty spaces that trap moisture and organic dust. When mold spores land on these surfaces, they extend root-like structures called hyphae deep into the substrate. Surface cleaning removes the visible bloom, but the roots remain.
The Cost of "Saving" Drywall
Contractors often face pressure to "save the walls" to reduce costs. However, treating moldy drywall with bleach or encapsulants only addresses the surface. Once the wall is repainted and humidity levels rise (above 60%), the dormant roots reactivate, pushing new growth through the paint. This leads to failed clearance tests and reputational damage.
The Structural Pivot
Once contaminated soft goods are removed, you are left with the structural skeleton. These can be saved, but they require a specific protocol.
Mechanical Cleaning
